A clear coat between your slab and everything you spill

Sealing is the protective layer on a concrete floor. Concrete looks solid, but the surface is full of tiny pores. Those pores hold oil, dust and moisture, which is why an untreated garage slab goes gray and blotchy over the years. A sealed floor closes that surface, so you wipe the mess up instead of scrubbing at it.

We seal with the same resins we use on full floor installs: epoxy for body and polyaspartic for the top. Before any of it goes down, the slab gets ground open so the coat bonds into the concrete instead of sitting on it like floor wax. Eddie and Elias handle that prep themselves on every job, and it is the reason our clear coats stay clear.

What does sealing actually do for a concrete floor?

It closes the surface. Concrete is porous by nature, and the American Concrete Institute treats that porosity as a normal property of the material rather than a fault. Liquid moves into an open slab and carries stains, salts and dirt with it, which is why an oil drip on bare concrete is permanent. Seal the floor and all of that stops at the top. Oil beads instead of soaking in. The gray dust that keeps coming off raw concrete and settling on your tools stops coming off. A clear coat also throws your shop light back at you, so the whole space gets brighter without touching the bulbs.

What do you seal a garage floor with?

Clear epoxy and polyaspartic resin, picked by how the floor gets used. Epoxy builds a thick, hard body coat that fills and levels the surface. Polyaspartic goes over the top, handles sun, hot tires and daily traffic, and cures fast enough to keep your garage out of action for less time. Most Menifee floors get both, one as the build coat and one as the wear coat. These are the same resins behind our epoxy flooring systems, so a sealed floor and a flake floor share the same backbone. The only difference is what goes in between, and with sealing the answer is nothing, because you want the concrete itself to show.

Will sealing fix a floor that is already beaten up?

No, and you should hear that before you spend money. A clear coat follows the surface it goes over. Pits stay pits, patches stay visible, and a stained slab ends up a shiny stained slab. When the surface is that far gone, the honest answer is resurfacing the slab first, where we grind, repair and bond a whole new coated surface over the floor. And if the slab is sinking, lifting or crumbling right through, neither job is the fix. A coating would only cover up something that keeps moving underneath, so we tell you plainly and let you decide.

How much work is a sealed floor to look after?

Almost none, and that is the point. A dust mop and a rinse covers most weeks, and a mild cleaner sorts out the rest. There is no stripping, no waxing and no reseal every spring the way a hardware store sealer wants. Wipe up brake fluid or battery acid when you see it rather than letting it sit, and put a pad under jack stands and anything you drag across the floor. Menifee summers are hard on garages that see hot tires, and a proper topcoat is built for exactly that. What is concrete sealing?

It is a protective coat applied over concrete so liquids stay on the surface. We grind the slab open first, then put down clear epoxy or polyaspartic resin. The result is a floor you wipe clean instead of scrub.

How is sealing different from an epoxy floor?

Sealing protects the concrete and lets it show through. An epoxy floor adds color, flake or quartz on top of it. Both start with the same grinding and both finish with a clear coat.

Will a sealed garage floor handle hot tires?

The polyaspartic topcoats we install are built for hot tires and sun. Hot tire pickup is usually a problem with thin store bought kits rolled over a slab that was never ground open.

Is a sealed concrete floor slippery?

A smooth clear coat is glossy, and gloss plus water can be slick. Tell Eddie early if grip matters. Our quartz and flake systems build texture into the surface while keeping the same protection.

How often does a sealed floor need doing again?

A ground and bonded resin floor is not the yearly reseal you get from a bottle at the hardware store. It stays put, and it usually only needs attention where something heavy has been dragged or dropped.
